Property management

Do you own a vacant property and don't have time to look for tenants? We are here for these cases.

We will rent your property, find a reliable subtenant, check the past, his debt-free status and draw up a proper subtenancy agreement with him. We also handle all other matters such as the management of the property itself, rent, energy and other services for you. In that case, you really only collect the rent regularly and you don't have to worry about the rest.
We guarantee that the flat/apartment will remain in its original condition after each tenant/client. Before signing the property management contract, the condition of the apartment is thoroughly documented. we are also responsible for the annual billing of services and solving any technical problems. In the case of property management, the sublease agreement is drawn up for 12/24 months with a notice period of 3 months. If the subtenant wants to extend the contract, we solve this with him well in advance, with an addendum to the lease, so that we can eventually find a new subtenant. In the event that after the end of the sublease, your equipment/furnishings of the flat or apartment are damaged, we also deal with it directly with the subtenant. In most cases, we resolve everything out of court and by agreement, but there have also been successful court cases for us. For each sublet, we check the equipment/equipment every three months. In addition to the technical status, we check the status of energy consumption for you due to gas, electricity, and water bills to determine that the consumption corresponds to the amount of deposits and is set correctly.

The whole process starts with a personal inspection of the given property. On the spot, we will find out the current condition of the property and specify the range of requested services. We will also prepare a price offer, a contract and, if necessary, a proposal for a plan for repairs and modifications.

This property management service is charged according to the size of the building/number of flats/apartments. Usually our management fee is between 15-20% of the market rent. Professional property management is thus intended for anyone who owns multiple properties in the Czech Republic and abroad (throughout the EU), or even an individual who wants to rent out their property without having to deal with all the details and problems associated with renting.
